What Youll Do
We're looking for a Senior Portfolio Analyst to join our Principal Real Estate Investors (PrinREI) team. In this role, you'll assist in the Portfolio Management of a large Private Equity Separate Account focused on investment in industrial real estate.
- Independently conduct research, monitor investment portfolios, conduct sensitivity analysis, identify portfolio risks, and make recommendations regarding active portfolio management strategies
- Analyze portfolio and benchmark investment performance, return attribution, leverage and diversification strategies
- Preparation of comprehensive portfolio reports and the fulfillment of ad hoc requests from the client, which may include cash flow forecasting, AUM trending, production analysis, and more
- Assist in the review, approval and processing of transactions
- Work directly with the client and various Joint Venture partners on business plans and production efforts
- Maintain extensive knowledge of the assets within assigned portfolios, as well as real estate market/portfolio dynamics and macroeconomics. Develop and prioritize strong relationships with the client, partners, and service providers
- Mentor and share knowledge with less experienced analysts
This specific role will support Portfolio Management efforts responsible for the Investment Management of logistics real estate for a large Public Pension Fund client. The Separate Account includes a team of dedicated Asset and Portfolio Managers who cover all major markets in the United States as well as Europe and Canada. The Account is production oriented with a heavy focus on industrial development.

Who You Are
- Bachelors degree required with emphasis in finance, economics, real estate or accounting
- Six or more years (10+ preferred) of relevant experience in commercial real estate investments
- Real estate valuation expertise, including experience working in Argus Enterprise
- Production experience including Joint Venture structuring and development, core and value-add acquisitions underwriting
Skills That Will Help You Stand Out
- MBA or Master's in Real Estate
- Demonstrate a strong understanding of economics, investment theories and investment vehicles
- Excellent written and verbal communication, decision making, persuasion and time management including the ability to prepare and present reports
- Ability to operate effectively with a very high level of autonomy and self-direction.
Domestic and some International overnight travel is required.

This role will be based out of our Corporate Headquarters located in Des Moines, IA.
Work Environments
This role offers the ability for in-office or four days in-office and one day remote. You'll work with your leader to figure out which option may align best based on several factors.
