Departments include On-Site Solutions (inclusive of Facilities Management, Hospitality Operations, Document Management and Ground Transportation), Events, Client & Production Engineering, Real Estate Strategy, Real Estate Development, and Capital Management.This role is focused on the development of a new campus in Dallas with strategic influence over new product innovation for future portfolio workplace experiences. This individual will help drive our Dallas campus development and delivery strategy- with collaborative impact and influence on our global portfolio of real estate development work. The Dallas Development Project (DDP) is am 800,000 sf build to suit campus in Dallas with a multitude of uses, allowing for the consolidation of staff from multiple facilities into one. Goldman Sachs seeks to appoint an experienced manager with the ability to influence local, regional, national and in some cases international market engagement, procurement and delivery with a great deal of focus on the DDP interiors. The role will report to the Project Director for the Dallas Development Project.
RESPONSIBILITIES
This position is responsible for driving our DDP Interiors package through final design/specification, procurement and installation, migration and handover - ensuring the product meets the Owner's aspiration, direction and performance specifications. This includes
Design & Planning
- Direct the interpretation of both owner's requirements and design team's aspirations as realized in product design for DDP, and translate this into detail and specifications as well as coordinate a procurement strategy that identifies and implements commercially effective and quality minded solutions by leveraging in house and external expertise in concert with local, regional and international manufacturers to achieve results.
- A key part of the role and responsibility for this individual during the design and planning phase is the interface with Workplace Planning, Real Estate Development, Technology Infrastructure, Facilities Management, Capital Management and Procurement.
- This individual will establish, refine and own the development and management of the performance specifications for key interior elements, partnering with functions noted above to ensure all stakeholder requirements are incorporated, understood and delivered.
- This individual will help drive the standardization and the innovation of interior design solutions with a keen focus on our ESG initiatives and responsibilities.
Controls & Reporting
- Assume ownership of budgets, quality assurance and schedules for DDP. Drive and refresh to keep them current, and implement a process to ensure on-going management of scope, schedule and budget.
- Develop partnership with global colleagues to ensure best practices and lessons learned are shared between regional and global offices.
- Manage key issues, communications and drive the decisions required for Interiors to ensure the appropriate strategies are taken timely and effectively given specific needs and requirements.
- Assess and develop strategies to mitigate schedule and budget risks report trends and issues/concerns to senior management
Procurement, Delivery & Installation
- Coordinate the procurement of interiors with an appropriate balance between the global guidelines and local needs to ensure commercially effective project delivery solutions deliver quality product.
- Manage procurement strategies given project needs and assist in the management of the procurement of, ensuring conformance with internal policies.
- Work with Sourcing and Capital Management groups to ensure strategic methods are developed and utilized.
- Interface with ESG, Legal & Compliance to ensure adherence to Firm's policy, practices and procedures
QUALIFICATIONS
- Bachelors degree in Architecture or Interior Design, or relevant Management equivalent
- One who can demonstrate an exceptional track record in the delivery of world class fit-out projects.
- Project/Development/Design Management qualifications/training certificates
- Minimum 5-10 years of relevant design, project management, vendor management, procurement, installation, turnover and/or asset management experience
- Extensive commercial experience managing and administering vendor contracts, control of project cost, schedule, change management, and risk management
- A high level of personal authority and credibility, capable of both sustaining excellent client-side and wider external relationships
- Extensive experience building, leading, and managing teams by providing strong and clear leadership, direction and motivation
- Demonstrated ability to deliver successful outcomes with culturally diverse working teams in diverse regions with a wide variety of communications styles
- Commercially astute, a self-starter with a high level of professional integrity
- A broad knowledge of vendors, suppliers, and procurement specialists as well as practice and procedure that drives success across projects
- Confidence and strength of character to challenge set ideas or assumptions in a proactive and collaborative manner and to drive decisions at all levels across a project
- Able to identify, diagnose and solve complex problems and manage multiple continually changing priorities actively plans for contingencies
